Creekside Court offers four 2-bedroom apartments in Half Moon Bay as part of the City of Half Moon Bay’s Below Market Rate (BMR) Program, helping income-eligible households rent homes at below-market rates.
Annual income certification is required for continued participation and tenancy.
Preference Priorities
Applicants may qualify for priority ranking if they meet the following (Preferences not required to apply):
- Live/Work in the City of Half Moon Bay
- Live/Work in San Mateo County Coastside:
- Half Moon Bay, Pacifica, Montara, Moss Beach
- El Granada, Princeton-by-the-Sea, Miramar
- Pescadero, La Honda, Loma Mar, San Gregorio
- Skyline / Highway 35 corridor communities
Creekside Court Lottery and Screening Process Update
If you submitted a lottery entry for Creekside Court on the Doorway Housing Portal by the February 27 deadline, please review the information below regarding next steps.
Timeline
- March 13: The lottery will be conducted. Applicants will be reviewed in lottery rank order until all available units are filled.
- Beginning March 16: Housing Group will conduct pre-screening by email in lottery rank order.
During pre-screening, the information submitted in the lottery entry will be reviewed to determine whether the household appears to meet:
- Any applicable preference criteria
- Minimum income requirements
- Maximum income limits
- Household size and occupancy requirements
Pre-screening is preliminary and does not constitute eligibility approval. Lottery entrants who appear eligible based on the information provided will be invited to submit a full Below Market Rate (BMR) application and supporting documentation. All information must be verified before eligibility can be confirmed.
No waitlist will be maintained after available units have been filled.
